Kryptonite for Angry Homeowners
What would happen if everyone actually read community notifications? Residents would be informed. Explosive situations would be diffused. People would feel engaged, involved, and darn it — just happier. And more happy for them means more happy for you!

Fewer complaints make managers happy.

"My boards also like the message board, which makes it possible to post announcements, updates, and other board communications and keep residents involved and aware of what is happening in the community. Residents can respond to posts or make new ones, asking questions and voicing their opinions, and that feedback is essential to good board relationships. "

People Stay Connected
This is where the magic happens. Residents, board members, and managers can post, comment, and like. People connect, build relationships, and get together. And like magic, they happily solve more of their own problems.
Technology
Information Flows
The Message Board helps ensure announcements are read and information is shared. People won’t read a lengthy newsletter, but they will read posts on a social forum. Instead of constant questions and frivolous inquiries, you actually have time to manage. Hooray!

HOA Website Questions

Q: This Message Board sounds great! How do I get one?

A: You don’t have to do anything special to get your very own HOA message board. It’s included with your Essentials package (see our pricing).

Q: People can be nasty. Do I have to play moderator?

A: Nope! Most people use anonymity as a cozy blanket for airing their anger management issues. But with Gladly, nobody is anonymous. This will keep most people from breaking the simple rules they agreed to when they signed up. And with a large enough group, the good guys (which are the vast majority) will help keep trolls in check.

Q: Will people really use this?

A: If you’ve tried newsletters, you know they don’t work because nobody reads them. But social forums, like our Message Board, DO get read. Why? Because it’s faster, easier, and more fun. Best of all, the masses get the message without a lot of effort from you.

Q: Can’t I just use Facebook or Nextdoor?

A: You could. However, most HOAs are hesitant to do so because it turns so quickly into bad information mixed with complaints and infighting. This not only causes hassle for you, but can even cause legal trouble. It’s too easy to be anonymous, resulting in a free-for-all for gadflies that nobody else wants a part of. HOAs are more complex than typical neighborhoods, and they have unique reasons for needing to keep the peace. Gladly’s Message Board comes with a website, document management, dues payment, and calendar reservations that can help keep residents engaged.

HOA Fees — Hated or Just Misunderstood?

Nearly every homeowner in a condo or HOA has asked themselves at one time or another “What do the HOA fees pay for”. The answer is different for every community but the fact is the average homeowner doesn’t know where HOA fees are spent. Heck, you probably have a better idea where the homeless guy is going to spend the 2 dollars you gave him this morning. But every member of the HOA should know where the money is going — or at least be able to easily find out.

Funding HOA Reserves For the Common Good

Homeowner’s association boards are elected community members who are tasked to look after the shared amenities and physical assets of the community. And to ensure that each of these assets will maintain its value over time, a carefully planned reserve study should be conducted by the association to properly allocate the monetary resources necessary for any maintenance or improvements of the amenities and assets in the future.

Common Amenities — Make Them Pay for Themselves!

Start with amenities that can bring in the most money to the association for the lowest up front cost. This way, the first added amenity can pay for the next one; and so on. Adding advertising in the form of signs or billboards can be revenue generators, but are not allowed in many residential areas. However, ATM machines bring in revenue, can be thought of as an amenity by some, and do not take up a lot of room.
